Renting a Home and Moving In

Finding a home, contracts, deposits, living there and moving out.

Finding a home

How Swedish renting worksMost people rent. A first-hand contract is the most secure but comes from long queues; most newcomers start second-hand or in a room. Knowing the rules protects you from overpaying and scams.
First-hand vs second-hand contractsWhat each contract gives you, the rent limits for second-hand flats, and how to check the person subletting is allowed to.
Renting a roomLiving as a lodger (inneboende) is the most common first home for newcomers. Here is what is fair and what to agree on.
Finding an apartmentJoin queues early, apply widely, look beyond the city centre, and use the community — most good homes are found through a mix of all four.
Housing queuesIn big cities, first-hand flats go to whoever has queued longest. Join on day one — even if you do not need a flat yet.
Student accommodationStudent housing companies and university housing offices have their own queues and rules — and many need you to stay registered as a student.

Contracts and money

Understanding a rental contractThe clauses to read before you sign: parties, period, rent, what is included, notice, subletting and house rules.
Deposits and housing scamsHousing scams target newcomers who are desperate for a home. Learn the warning signs and how a fair deposit works.
Home insurance (hemförsäkring)Home insurance covers your belongings, your liability if you damage something, legal costs and assault — and you need your own even as a student or lodger.
Electricity and internetMany rentals include electricity or internet. If yours does not, you need a grid contract, an electricity supplier, and an internet subscription.

Living there

Moving-in checklistDocument the flat’s condition on day one — it protects your deposit — and get everything else running in your first week.
Living with roommatesShared homes work when expectations are clear from the start: money, cleaning, guests, food and quiet time.
Laundry-room rulesMost Swedish buildings share a laundry room (tvättstuga) that you book in advance. Respect the booking and clean up after yourself.
Waste sorting and recyclingSwedes sort their rubbish at home. Your building’s waste room shows what goes where; bottles and cans go back to the shop.
Noise and neighboursSwedish buildings value quiet, especially at night. A little consideration goes a long way — and serious, repeated disturbance can cost you the flat.
Lost keys and lock changesLosing keys or entry tags can be expensive: the landlord may need to change the lock or re-program the building’s entry system at your cost.
Maintenance and reporting damageThe landlord must fix faults in your flat and shared spaces. Report problems quickly and in writing — and never withhold rent on your own.
Rent increases and tenant rightsA landlord cannot raise your rent on their own. Rents for rental flats are negotiated, and the Rent Tribunal decides disputes.

Moving out

Ending your rental agreementGive notice in writing, in time. For an open-ended lease that usually means three full calendar months.
Moving-out inspectionThe landlord inspects the flat when you leave. Know what you pay for, what is normal wear, and why you should not sign a protocol you disagree with.
Moving-out cleaning (flyttstädning)In Sweden you hand over a flat professionally clean. Here is the room-by-room checklist inspectors use.
Getting your deposit backYour deposit should come back when you move out unless you damaged the flat. If it does not, ask in writing and get help.
